The crowdfunding platform Civislend is preparing to launch an investment opportunity structured as a loan secured by a first-rank mortgage granted to the company Euroquímica, S.A. The funds are intended to refinance part of the current debt and to finance part of the restructuring costs, with the aim of increasing the company's working capital and production. As collateral, the developer provides an industrial unit in Illescas (Toledo), where it carries out its main activity. It is worth recalling that any reference to returns is inseparable from the corresponding risk, which is detailed further below.

The call sets a total financing amount of €1,130,000 and a nominal annual interest rate of 12.25% (TIN); this return reference is subject to investment risk and is not guaranteed. Interest is paid semi-annually, at the end of months 6, 12, 18 and 24. The term is 24 months, with the option of partial or full repayment without penalty from the end of month 6 and the developer's right to extend the loan by a further 6 months maintaining the 12.25% TIN. The minimum investment is €250 per user, with a maximum of €10,000 per investor during the first half hour after opening. Interest will accrue from the formalisation date, expected within a maximum of 30 business days from the raising of funds.

Asset Description, Use of Funds and Developer

The collateral asset is an industrial unit located on urban industrial-use land in Illescas (Toledo), with a plot area of 22,159 square metres and a built area of 9,725 square metres, distributed over two above-ground floors — with offices, meeting rooms, restrooms, changing rooms, parking, warehouses and laboratories — and a below-ground floor. The unit has held an activity licence since 1991, is in use and is intended for the manufacture of detergents and cleaning products; the asset is registered in the developer's name. The land also permits the construction of open-market housing (70%) and protected housing (30%), with a maximum buildability of 8,499 and 3,642 square metres respectively.

The total loan amount is €1,130,000, with a single drawdown of €1,000,000 — to which approximately €130,000 in formalisation costs are added. The drawn capital is allocated 40% (€400,000) to repaying the existing debt on the asset and 60% (€600,000) to providing working capital and the extraordinary costs arising from the restructuring and the company's expansion strategy. According to the documentation, Euroquímica is a Spanish company founded in 1974 in Illescas, specialising in the manufacture and marketing of cleaning products, soaps and detergents, with distribution through major retail chains, the traditional channel, industrial clients, exports and e-commerce. The company has sold a unit it owned in Zaragoza as a milestone in its restructuring process, reducing its financial debt by approximately €23.6 million; that sale left an outstanding payment of approximately €800,000 with a monthly payment plan that will be used for partial repayments of the loan. Civislend's exit is planned through bank refinancing.

Financial Structure, Coverage Ratios and Collateral

The operation is secured by a first-rank mortgage over the asset (land and buildings), currently valued at €4,244,069, which results in a project Loan to Value (LTV) of 26% on the total loan amount. Considering only the value of the urban land, valued at €2,071,833, the LTV stands at 55%. As additional collateral, the operation includes a pledge over the receivables of the Debt Acknowledgement signed on 22 April 2026, worth €800,000.

In compliance with European crowdfunding regulations, it is recalled that non-sophisticated investors have a pre-contractual reflection period of four calendar days during which they may withdraw their investment offer without justification or penalty.
